What is a Building Setout?

A setout marks the perimeter of a building in relation to the boundaries. The marks/pegs are "offset" or positioned away from the building line. Subsequent tradespeople then use these marks as a starting point for their work.

When Does the Setout Get Completed?

The setout is generally completed after the site scrape or excavation and before the plumber, electrician, or concreter attends the site.

Documentation & Site Requirements

For Finn Setouts to be able to start on a site, some documentation is required:

  • Site Plan
  • Ground Floor
  • Subfloor Plan
  • Elevation Plans for any Slopes


All sites require the definition of the title boundaries. If possible, the site should be cleared and excavated. Some other site requirements include:

  • In an estate area, survey pegs are required in the corners of the land, which is documented by a subdivision.
  • In an established area, a reestablishment survey is required, which documents the relationship between features on-site (fencing, existing walls etc.) and the title boundary.
